November 22. 09 The board approved the 2009 budget in the amount of $1,589,731 or $337 per quarter per household. This represents an increase of $7.00 each per quarter.
At the same meeting, the board approved a new 12 month contract with Alliant
Property Management. There was no increase in the cost over the current
contract, but the board was able to add several new services to the agreement.
July 23, 09 The board authorized the spending of previously approve funds to landscape the area owned by Gateway Greens east of the dam on Gateway Greens Blvd.
July 23, 09 The Board approved the order for the manufacture of a new gate for the entrance to Hampton Greens. It was reported to the board that it would take 10 days to fabricate and another couple of weeks to install. The gate was destroyed some
months ago in a traffic accident. The delay in replacing the gate was due to problems with the insurance settlement. The board finally called a halt to the delays and agreed to accept
the risk that they could be a short fall of about two thousand dollars. The board authorized management to take whatever action was necessary to attempt the collect the shortfall from the owner of the
vehicle involved in the accident.
July 23, 09 The Board of Governors approved a policy to deactivate automatic gate devices for those members in
arrears on their association fees. The board acted after receiving an option from council that the
move was legal providing our documents provided for such sanctions. The Gateway Greens Protective Covenants clearly states that the association has the
right to suspend voting rights and rights to use cooperate common areas which includes
the fixtures on them during a period when the assessments remain unpaid. The actual policy passed states that assessments over 60 days in arrears or when the total amount of unpaid assessments exceeds $400 the
defaulting members devices will be deactivated. Anytime during the 60 days, affected members can appeal to a board appointed 3 member appeal panel. Several area gated communities have had similar practices in place.
July 13, 09 The summer edition of the newsletter is published. The newsletter is now under the supervision of Bill Markel, a long time resident of Fairway Isles.
June 22, 09: Bar code deadline set at August 5th. The Board held a special meeting with the access control committee and decided to set a deadline for the cut off of bar code use. The current bar code readers
are un-repairable and cost $6,000 to replace. Rather than continue to spend more money keeping the old system functional, it will be completely disabled on August 5th. No exceptions will
be possible as new home owner information taken from the current applications will be input and all old home owner information will be deleted from the system.
June 16th, 09: Covenant enforcement focuses on homes in default of their assessments. Home owners who fall behind in their quarterly assessments are being subjected to
stepped up covenant compliance inspections.
This is not meant to be punitive but intended to protect the subsequent purchasers from assuming liability for improvements
for which they may not have been fully appraised. The inspections include comparing the current landscape with
aerial photos from past years
to determine if trees were removed without permission. The association has about 40 hard core defaults which will probability end up in the hands of the property's
mortgagee. The association's intent is to make these lenders correct covenant violations. In those cases where new members buy into the community, the association wants to
make sure they are advised the property has covenant violations.
June 11, 09: The board authorize Pavese Law to file suit against
Comcast.
June 11, 09: Warranty road work recommended by Speath Engineering. Following up on last year's
road work before the warranty expired, Brian Mook engaged Speath Engineering to investigate a few suspected problems. The engineering company
found we need to cut out and patch an area of spalling on Mahogany Run. They also found a small area on Kensington Court that needed repair.
Reflection cracks throughout Mahogany Run were not found to be a structural
deficiency in the roadway but a reflection of the cracks which exit in the
original asphalt roadway.
June 11, 09: Hoping to take advantage of the decline in asphalt cost, the board is soliciting prices to for road work at both ends of
the Bent Pine Cul-de-sac, Fairway Pointe Lane, Teak Circle Lane, White Pine Lane, and the entrance to Callaway Greens Dive. On other roadway news, the board is seeking prices
to widen the road at the Westlinks entrance. This would allow owners to get past trucks lined up in the left lane.
June 11, 09: Responding to increased demands for service, the board agreed to a proposal from Alliant Property Management to hire a part time administrative assistant. The new AA will work on site for three days a week.
This will bring the cost of property management back to where it was in 2007. The attempt to reduce management cost in 2008 proved unsuccessful as the demands of homeowner defaults, maintenance issues and administering the new transponder program overwhelmed the reduced management.
June 3, 09: Attorney advised the board not plant flowers in areas owned by a
neighborhood association. Richard DeBoest of the Condo
& HOA Law Group, in an opinion letter requested by the board, said the cost of
maintenance in areas owned by but not maintained by a neighborhood association
must be charged against the individual owners.
May 28, 09: The board approved hiring the Pavese Law
Firm to represent the Association in negotiations with Comcast.
May 28, 09 The board approves new signs. At the board meeting today, the governors agreed to install new signs in Gateway Greens. The sign selections will next be reviewed by the Design Review Committee and

May 21, 09: Dry rot, mildew, and age combined to give our numerous plywood signs a very poor appearance. Rather than replace many of these obsolete signs, the board agreed to have them removed. Today, Denny
Whitworth, Brian Mook, and Cliff Linscott, easily knocked them down and hauled them off.
The few signs which will be replaced were left standing until new ones are
installed.
May 20, 09: Jim Newlin met with the Comcast committee to review terms of their proposed new contract.
May 19, 09: Denny Whitworth met with the Presidents of the
Neighborhood Associations to discuss issues of common concern. For details see

May 18th, 09: The VP for Operations, Brian Mook, reports that mailbox painting has now been completed in Fairway Isles and
Mahogany Run. This week the painter is in Cypress Links and plans to do Mahogany Isle next week.
Next will be Sable Dunes and the Cottages.
May 15th, 09: Treasurer, Jim Newlin, President, Denny Whitworth, and committee member, Kathleen Ritchie, met with Comcast officials to review the contract. Comcast made an offer to reduce our cable fees from $46.33 per month to $39.99 per month. The term would remain the same taking the contract to 2019. The board will review the terms at the next meeting.
May 14th, 09: The Board appointed Gregg Miller to complete the unexpired term of Burnie Williams. Gregg was serving as chairperson of the access control committee
May 14th, 09: Based on the recommendation of the landscape committee, the board renewed the landscape maintenance contract with Gardner Case for another year. The price remained the same.
May 14th, 09: The board approved the transponder application
form and policy. Letters will be sent to all homeowner shortly informing

May 11th, 09: Burnie Williams resigns from the Board of
Governors. Appointed to the board in April 2007 and elected Feb. 2008,
Burnie served our community well for over two years of long hours and hard work.

May 11th, 09: Side walk repairs underway. Current plans call
for half the concrete to be poured on Monday the 11th and the balance on Tues.
the 12th. It will take about 3 days for the concrete to cure so we can
expect the forms to be removed on Friday. Please continue to use caution
in sharing the street with the motor vehicles.
May 8th, 09: Treasurer, Jim Newlin, and President, Denny
Whitworth, inspect all of the houses in serious default of their
assessments. The results of the inspection will be shared with the
mortgage companies and our covenants committee.
April 7th,09: Access control committee completes its recommendations of the Transponder policy and home owner application. The Board of Governors will review these recommendations at their meeting on May 14th.
