Criteria for the Review of Storm Shutters

Storm shutters are permitted to be installed without approval during a period beginning with the National Weather Service identifying Fort Myers as in the projected Cone of Probability for hurricane impact and ending no later than ten (10) days after the storm has passed. Shutters on the house during any other period of time is considered “stored” on the house.

Stored shutters require the approval of the DRC.

Such approval may be granted based on the following criteria.

Roll Up and Accordion Shutters:

These shutters are contained in a housing unit attached to the house and if the housing unit is color coordinated and architecturally consistent with the design of the house, the installation of the housing unit may be approved. This does not automatically mean the shutters may be kept closed, covering the windows or doors, except as during the time defined above.

Impact Windows:

Impact windows may be installed without prior approval provided they do not change the exterior appearance of the house.

Storm Panels:

If “stored” on the house, panel require the approval of the DRC. Such approval may be granted if:

  1. They are clear material or complement the color of the house and do not detract from the street or golf course view of the house.

  2. They are architecturally designed to blend into the house and do not detract from the street or golf course view of the house.

  3. They are located on the house behind a lanai landscaped with bushes and trees.

  4. They are located on the side of the house and do not detract from the street or golf course view of the house.

Closed Roll Up and Accordion Shutters:

Shutters left closed on the house anytime outside the period defined above required the approval of the DRC. Such approval may be granted if the shutters meet the criteria for the approval of Storm Panels above.
