Common Area Maintenance:

 Question 1.  Since the new landscaper has taken over, the landscaping between the Driving Range and Practice Course,  by the pond behind the homes on Championship Drive, has been totally neglected.  It was a beautiful planting of decorative grasses with mulch.  This area now has full grown weeds covering the area and keeps getting worse.  They have not maintained that area at all.  It has not been mulched or weeded in over a year.  For the prior 5 years it was always maintained and was a pleasure to look at.  Now it is an eye sore and I'm embarrassed when friends visit.  Could you help to restore this area to it's previous weed free condition? Question 2.  They say a picture is worth a 1,000 words so I have attached 4 pictures of the lake behind my house at 12090 Fairway Isles Drive.  Unlike the other lakes in Gateway, our lake is in the worst shape and really looks bad with weeds.  The water is murky and quite frankly, probably polluted.  We had the same problem last year until I sent an E-mail and spraying began.  See Response

Question 3.  We are still having a major weed problem on our lake located behind 12090 Fairway Isles Drive. It has been sprayed once that I know of but may require several more applications. I golfed the other day at the Gateway Country Club and noticed that none of the other lakes are in as bad a condition as our lake. Our lake is rather small and so it is probably easier for the weeds to multiply. In the past, our lake was sprayed several times during the year. This no longer occurs.  See Response

Question 4. I live on Cypress Links Drive.  My home backs up to the lake and wooded preserve.  They have not been maintaining the lake properly. The aquatic weeds and aquatic grass is growing very rapidly, they sprayed the banks about six months ago but since then the grass, weeds and algae have become very objectionable. thanks for your attention. Question 5.    Hampton Greens Drive requires partial resurfacing to address the ongoing pothole problem.  See Response

Question 6.  Our community external wall needs stucco repair in the crumbling sections and a coat of paint.  See Response

Question 7.  A systematic time table of replanting and rejuvenation cul de sac island scrubs and trees also needs to be implemented, to replace to our aging and storm ravaged plants, along with sod replacements in certain turf areas.  See Response

Question 8.  In your spring 2008 newsletter there was mention of wall repairs. I am assuming that the wall is the one which runs along Gateway Blvd on the west side. Also, in the minutes of a committee meeting I believe in April 2008 there is mention of obtaining painting bids. If the above is correct. What is the status of the painting of the wall ? I live in Hidden Links and the wall condition is poor as to discoloration ( mildew ) for the past 2 years.

 Also, if this is your jurisdiction, the common area behind my home of on Hidden Links Drive contain palm trees in need of pruning of dead fronds etc.  See Response

Question 9.  I live in Mahogany run south and my back yard abuts Gateway Blvd. Since the contractor has begun the wall repair and has already removed the vines from the wall, I wondered if there is an intent to remove the roots as well. If not, the vines will re-grow in a very short time. If the intent is to allow this to happen  then I can understand leaving the roots. I would think that it would be better if the vines were destroyed to avoid the need to repair the wall again in the future. If trimming the vines back falls to the homeowners as you well know, some folks will do so while some will not. I don't know if this issue has been addressed or not and I would like to know.  See Response

Question 10: June 2009:  Attorney advised the board not plant flowers in areas owned by a neighborhood association. Richard DeBoest of the Condo & HOA Law Group, in an opinion letter requested by the board, said the cost of maintenance in areas owned by but not maintained by a neighborhood association must be charged against the individual owners. QUESTION? Does this mean that flowers will not be planted in front of signs at Hampton Greens, Callaway Greens, Cypress Links etc????????? See Response

Question 11: July 2009:  As a resident of Hampton Greens, I have just been informed by letter of the negligence of the Maintenance Group and/or Board of the intentional "slowdown" of the repair/replacement of the gates at the entry to our subdivision since the accident occurred earlier this year. The settlement by the perpetrator's insurance company was inadequate and there should be further investigation into why there was any settlement for anything less than complete repair/replacement. The bylaws and Declaration of our Association include the ongoing maintenance and continued upkeep of these facilities by the entirety of the members within the Community, as well as all of the others (fountains, entries, etc) within the Community by all of the residents within the Homeowners Association. I am quite disappointed with the misrepresentation(s) and lack of communication to the residents within Hampton Greens Subdivision over this matter specifically. The fact that any residents outside of this subdivision (Hampton Greens) may feel it is too costly to maintain this feature is not material. The Declaration and Bylaws specifically warranty the continued operation of several features within the Association, of which the entry gate to Hampton Greens is specifically listed; Secondly, if any of the other amenities outside of Hampton Greens were to breakdown or be destroyed, those residents not living in that subdivision would reciprocally not be receptive to their plight(s) either! This is not in the best interest of the Community as a whole remaining unified in an overall look, prestige, and upholding the basis on which the grounds and surrounding features were initiated, thereby causing a division of interest overall! The Board members, elected, took an oath to uphold the Declaration and By-Law and are negligent in their failure to do so for all subdivisions, ergo the residents of Hampton Greens. I would appreciate an answer of the circumstances causing this indefinite delay of the restoration of our Hampton Greens ingress/egress gates. Is there any consideration of an alternate plan, restitution for the subdivision for the discontinuation of this feature which some of us based our purchase(s) upon?  See Response

Question 12: August 2009:  Can you please look into placing a street light inside the Walden Lakes gate in the area by the info board? When you walk thru that area at night with a dog on a lead people tend not see you and the dog as they are hurrying thru the gate so that the gate doesn't come down on their car. Question 13: August 2009:  Upon moving into the area about 3 years ago, the area of the Weir seemed to be over taken by weeds. Even to the point where they were up the trees, and you could not see any plantings. Some time ago the area was cleared and mowed. Even though there were no plantings, its the best it looked since we moved into the area. As time went on again the area needed some attention, which as of yesterday part if this has been taken care of with great success. If anyone gets the chance to see the Weir please do so. My questions I have now: Only part of the Weir is completed and to my understanding that part of the area that has no plantings is the Golf Course, is this correct? Also, the area to the West/Right of the Weir that has not been mowed, plus the area across the street and to the west/left of the lake is also the golf course is this not also correct? Who can we contact to complain of the lack of attendion to these areas? Mowing could take care of the area's, maybe a little mulching would not hurt to, so why has this not been done? Reading past comments from the Golf Course stating their reason was needing more time during the summer to maintain the golf course is a lot of bunk. Since past years across from the weir it was mowed weekly and now the weeds are up over your ankles, what is the reason this time? This community I am very proud of and would like to keep it that way. Thank You See Response
